What is an EPC?

EPCs are necessary certificates that inform you of the energy consumption and associated costs of your specific property. They provide a rating of the property on a scale from A to G, from most efficient to least energy efficient. Energy efficiency ratings for homes can vary due to the cost of heating and lighting and estimations of carbon dioxide emissions.

Your EPC rating can be useful for making improvements to increase your energy efficiency. These changes will subsequently make your home a warm and comfortable place to live. Certain changes that can be made to encourage energy efficiency include double glazing windows,  loft and wall insulation; this will limit the amount that you need to heat your house as more heat is conserved. Replacing your boiler can also boost your rating as upgrading to an energy-efficient boiler can reduce your consumption and cut your bills. Not only will these changes decrease your energy usage and make your bills cheaper, but they will also increase the value of your house when you decide to sell, a short-term investment may provide some long-term benefits.

 

Who needs an EPC?

It is a legal requirement when selling or renting a property to obtain and provide an EPC certificate for any potential tenants or buyers. Once an EPC has been completed, the certificate remains valid for up to 10 years, it is worth checking when you consider selling your house whether or not you have an EPC and whether it is still valid. If you do not have a certificate, or it has expired, then you are obligated to arrange a survey to receive a new certificate.

 

How to get an EPC

Once you’ve ordered your EPC, our accredited energy assessor will attend the property and perform the survey. This will include visual observation of the property including all rooms, any loft space, if possible, as well as heating systems and controls. The survey is non-invasive, but the surveyor will take measurements and photographs of key data points to able to make an accurate calculation. Once this has been completed, you will receive your EPC that will remain valid for 10 years. You will be able to make bookings and track the progress of your certificate via our online portal.
